Urgent Structural Repair at Candia House Plant Room

NETCS was engaged to deliver an urgent Priority structural repair to the plant room at Candia House after reports of significant concrete deterioration and active reinforcement corrosion. The client required a fast, robust solution that restored safety and operational continuity while minimising disruption to building services.

On arrival, the survey team documented widespread spalling, delamination, and cracking across critical structural elements. Several areas revealed exposed, corroding reinforcement and ongoing water ingress that was accelerating decay. A detailed structural survey and condition mapping were completed to quantify affected areas, identify sources of moisture, and prioritise interventions. Findings informed a targeted repair specification and programme of works.

The repair programme focused on durable reinstatement and long‑term protection. All defective and loose concrete was removed to sound substrate. Compromised reinforcement was cleaned and, where necessary, replaced or supplemented with new steel to restore structural capacity. Cracks were routed and injected or stitched depending on severity. Reinstatement used specialist repair mortars and fairing coats selected for compatibility and durability. To prevent recurrence, anti‑carbonation coatings and waterproofing measures were applied, followed by a full recoating and repaint to provide a consistent, protective finish.

Works were carried out under a controlled method statement with continuous site supervision and safety monitoring. Material selection and application followed industry best practice and manufacturer guidance. Where required, non-destructive checks and visual inspections verified bond and coverage. The team coordinated closely with building services to maintain essential plant operation and minimise downtime.

The intervention fully restored the plant room’s structural integrity and arrested ongoing corrosion. All visible defects were repaired to a high standard, and protective systems were installed to extend service life. The space was returned to a safe, compliant, and fully operational condition within the client’s required timeframe.
